Chandler Bay is a 110,461 SF ground-up mid-bay, Class-A industrial project in Phoenix's East Valley. The project consists of a single building on a ±7.08-acre site fronting E. Germann Road, adjacent to Chandler Municipal Airport and within half a mile of the full-diamond Cooper Road interchange on the Loop 202.

The building will deliver six suites ranging from approximately 17,800 to 20,000 SF, targeting midsize tenants who currently lack viable options in the Chandler Airpark submarket due to a severe shortage of modern shallow-bay product. The project features 28' clear heights, rear-loading configuration with 14 dock-high and 8 grade-level doors, and a 120' truck court depth.

The site is surrounded by major employers in logistics, life sciences, semiconductor, and advanced manufacturing, including Intel, Northrop Grumman, NXP, FedEx, and Cardinal Health. These corporate anchors drive strong demand from suppliers and service providers seeking nearby industrial space in a submarket with extremely limited new shallow-bay supply.
